Peppi Verma
MSME, P.E
Registered Professional
Engineer for Alabama |
Peppi brings expertise in providing professional
consulting to Bed & Breakfast Inns and the small hotel
Industry. His credentials and perspective are unique as owner
and operator
of a successful Bed & Breakfast Inn for 20 years;
he also has additional 20 years of hands-on experience
in design, construction
and start-up of manufacturing plants in USA, Ireland,
Italy, England, Brazil, and Mexico. With a degree of
Masters Of Mechanical
Engineering, years of experience as Project Manager on
several multi-million dollar facilities, past Chief
Engineer at the
Auburn University Hotel and Conference Centre; Peppi
is well qualified to consult in all areas of a Bed & Breakfast
Inn Operation. To provide meaningful help to each B&B
operator as directly related to their own operation,
he has purposely limited his
consulting to individual Inns. There are a few qualified
consultants in our Industry, but they mostly cater to
larger operations
and conduct seminars for those who have the time to get
away and can afford to pay large fees. We essentially
concentrate
on smaller operations with limited budgets, and have
kept our fees modest. We charge $50 per hour or $300
for an 8 hour day-long
consultation.
We do not schedule any seminars, but talk one-to-one.
Peppi with his wife Fran and daughter Anjuli purchased a dilapidated
Victorian in 1980. It took 5 years to restore the property
to the standards of the Dept.
Of Interior. The Crenshaw Guest House Bed & Breakfast in
Auburn, AL is listed on the National Register Of Historic Places.
They opened for business on May 20, 1985. Finally, Peppi is also
a Registered Professional Engineer for the State Of Alabama
and
consults in the areas of Construction, Electricals, Plumbing,
Heat and Air-Conditioning of homes.
Purchasing an Inn can be one of your final steps towards
a succesful retirement. Think about this idea. The key elements
are location, reputation, a secure investment, and a steady
stream of income.
Mostly people buy a Bed & Breakfast Inn to change their
lifestyle from a frantic level to a pace which offers space,
control, and time to smell the roses. If done correctly it is
a safe and stable investment in prime real estate which will
appreciate at a rate of return which will make a Wall Street
investment banker blush. Eventhough well established turn key
B&B operations provide living wages from the first day of
ownership, many purchase a B&B primarily to live in a large
executive home while generating limited income by operating a
B&B at a slow pace to match their life style.
A fully operational B&B can be transformed back to a large
residence with ease. Some of these properties are located in
desirable & prosperous communities known for good schools,
recreational, cultural, and educational opportunities. To a well
heeled individual, this strategy can be very effective in generating
enough income to service the debt in ownership of a prime real
estate while living expenses come from other sources.
So, you want to buy a B&B. It is NOT a
daunting task, if you plan well and seek good advice. Otherwise,
it can
be a nightmare. The cost of such advice is priceless. It will
keep you away from trouble which could haunt you in later years. To
be able to value a B&B is the first step. Select your
consultant carefully. Nothing can replace working with a person
who has many years of experience in owning and operating a B&B
and has survived with success. Based on national publications,
an average ownership figure is about 5 years. This is the time
span during which a person buys, operates, and sells their B&B. Peppi with
his wife, Fran has owned this beautiful B&B in a southern
university town of Auburn, AL for 20 years. He offers a big reservoir
of knowledge and information to help you select, purchase, and
operate a B&B.Call or send him an e-mail. You
will receive rich dividends for your investment.
Inn Valuation: A review of 3 different approaches
is a reliable indicator. They are Price Per Guest Room, Gross
Revenue Multiplier (GRM), and Income Capitalization. In addition,
presence in national and state publications, long length of operation, proximity
to world famous golf course, top rated medical care facility
nearby, and other attributes make for a safe investment, and
successful operation.
Gross Revenue Multiplier. Measures an inns ability
to create a revenue stream as a factor of it's value.
Income Capitalization: A measure of an inns
firepower to put money to the bottom line.
